Market Update – March 2022

Central Toronto REALTORS® reported 365 detached home sales through the Toronto MLS® in March 2022; and on average, these detached homes sold for $2,474,630.

Last year, in March 2021, Toronto MLS® reported 479 freehold detached home sales across Toronto – which is a 24% decrease in volume for this year. It was also reported that on average, freehold detached homes sold for $2,416,727 in March 2021 and that’s a 2% increase in sale prices for this March.

With respect to semi-detached homes… Central Toronto REALTORS® reported 279 semi-detached home sales in March 2022; and on average, these semi-detached homes sold for $1,705,276 last month.

That compares to 374 semi-detached home sales in March 2021 – which is a 25% decrease in volume for this year. But again, it was also reported that on average, semi-detached homes sold for $1,472,842 in March 2021 and that’s an 16% increase in sale prices for this March!

With respect to condo sales, Central Toronto REALTORS® reported 1292 condo sales in March 2022; and on average, these condos sold for $910,665 last month.

In March 2021, there were 1595 condo sales – which is a 19% decrease in volume for this year. On average, these condos sold for $794,826 – and that’s a 15% increase in sale prices for this March!
